BeamSource Sourcing Building Alternatives Guide

Use this page to compare product formats and quote scopes. BeamSource Sourcing is independent of the brand in the search. It does not sell that brand and it does not certify a substitute as identical.

Start with the decision you still have open: a modified shipping-container structure versus a purpose-built volumetric module, a standard layout versus a custom frame, or a shell price versus a broader scope. Price comes after those choices are written down.

Side-by-side samples of container modification and a purpose-built module

A path through the comparison

Name the format

Say whether you are asking about a modified shipping-container structure, a purpose-built volumetric module, or a portable project office. A 20 ft by 8 ft module and a 40 ft clear span are different purchases. Mixing those words in one sentence produces mixed quotations.

Name the scope

Choose shell, delivered to site, installed on a foundation you provide, or a wider turnkey package. If installation is quoted, ask who owns the foundation interface and whether a lifting plan based on the proposed module weight and site conditions is included. Write the exclusions in the same paragraph so a low number cannot hide missing stairs or services.

Name the evidence

Ask which drawing revision, coating, and test note belong to the offered system. A reference to a standard is a request for a document, not proof the document exists for your site.

Name the leftover risk

List open items: jurisdiction, crane access, utility entry, and any owner-supplied equipment. Assign a person on your side before you treat an alternative as acceptable.

What changes when the format changes

Transport and site

Modified container structureAsk about original shell condition, repairs and reinforcement of openings. Container geometry and modifications need project-specific engineering; the original cargo rating does not establish building acceptance.
Volumetric moduleMore work is done before shipping. Check the transport envelope, permits for the route, and the crane lift plan.
Panelized wallsPacks can be efficient. The foundation interface and the sequence of closing the roof decide how much weather the frame sees.

Engineering choices

Standard layoutFaster to compare when your footprint fits the published module dimensions. Unusual spans still need a custom check.
Custom frameUseful for an odd clear span, a mezzanine, or a local load such as a 125 psf storage deck. Expect a longer drawing cycle and a narrower supplier list. Ask whether the primary frame is hot-rolled steel or cold-formed steel before you accept the substitution.
EnvelopeAsk whether the wall is an insulated metal panel or a built-up sheet, and what thermal transmittance is stated.

Commercial reading

Same quantityCompare module counts or building counts, not a mix of both, and keep one currency.
Same destinationA factory-gate offer and a jobsite offer are different purchases even when the floor plan matches.
Same documentsRequest the calculation basis, the coating, and the warranty text that names this configuration.

Open choices buyers still send us

Is a modified container the same as a purpose-built module?

No. A modified container starts with an existing shell and may require repair and reinforcement around openings. A purpose-built module starts with its specified frame and envelope. Neither method guarantees project acceptance. Compare module dimensions, clear height, transport envelope and crane lift plan for the actual proposal. Pick the constraint you can manage, then ask factories to quote that path, including thermal resistance as an R-value or thermal transmittance as a U-value, with units and the stated assembly conditions.

When is a steel building system the wrong alternative?

When you need a relocatable room with a defined transport size, a rigid frame priced by clear span and eave height answers a different project. Keep it in a separate column if someone offers it beside a container-format unit.

What should be verified before an alternative is accepted?

Match use, dimensions, design loads, jurisdiction, quantity, destination, and scope. Read deviations in steel grade, fire-resistance rating, and foundation interface. Accept them in writing or send the offer back. HUD Code, state modular rules, and the IBC are not interchangeable labels.

Do we need a budget before this conversation?

No. A budget range in USD, marked per unit or whole order, is optional. Supplier preference for a higher-finish, mid-range, or simpler offer is also optional and is not a rating we verified.

Bring the open choices into one brief

Write the format you prefer, the format you will not accept, and the scope line you want priced. Factories can then answer the same building configuration and delivery scope.

  • Preferred format and the one you want excluded
  • Footprint, height, and site access limits
  • Documents required before you shortlist
